How much do franchise owners make in Australia?

It is the first question every buyer asks and the one with no honest single answer. Here is what actually determines franchise income, and how to estimate it for a specific system.

How much do franchise owners make?

There is no reliable average franchise-owner income in Australia, and anyone quoting one should be treated with caution. Earnings vary enormously by system, location, format and operator, and the same brand can produce a comfortable living in one suburb and a loss in another. Australian franchisors are not required to disclose profit figures, so the only trustworthy estimate is the one you build yourself from the disclosure document, franchisee interviews and an accountant's model.

That is not evasion, it is the honest position. Below is how to get from no number to a defensible one.

What franchisors can and cannot tell you

Under the Franchising Code 2025, a franchisor that makes an earnings claim (a financial or profit representation) must have a reasonable basis for it and give you the assumptions behind it in writing. Many franchisors choose to make no earnings claim at all, which is lawful. So the absence of an income figure is normal, and a confident, unsubstantiated profit promise is a red flag, not a reassurance.

Be wary of any franchisor or broker who quotes a specific income without the written assumptions to back it. If a number is real, they can show you how it was calculated.

What drives franchise income

  • The model's margin, a high-royalty, low-margin system leaves less for the owner even at strong sales.
  • Location and competition, foot traffic and local saturation swing revenue more than the brand does.
  • Owner involvement, an owner-operator keeps the wage a manager would otherwise be paid.
  • Ongoing fees, royalty and marketing levy come off gross sales before your profit.

How to estimate it for a specific franchise

Build the estimate from evidence, not hope. The disclosure document gives you the fee structure and the network's opening and closing history; current and former franchisees give you the reality; an accountant turns it into a conservative model.

  1. Read the disclosure document for the full fee schedule and unit churn (Item 6).
  2. Call at least five current and two former franchisees, ask what they actually take home and what surprised them.
  3. Have an accountant build a profit-and-loss on conservative revenue, after royalties, marketing levy, rent, wages and your own time.
  4. Compare the all-in cost and fees against the category median in the Fee Index.
